Independence Business Park (Finial Group)| 43,000 SF of New Office/Warehouses | Houston, TX

This project includes two ground-up spec office/warehouses totaling 43,000 SF. Scope of project also includes extending the business park's private drive and utilities.  

3.02.22 - Buildings 4 and 8 are completed,

 

2.18.22 - Wrapping up work on Buildings 4 and 8,

 

12.29.21 - Stucco and masonry to begin. Landscaping continues for Bldg 4 and began today for Bldg 8. Electricians are digging up the underground conduit to AT&T's conduit at both bldgs,

 

12.23.21 - Ceiling tile installation continues for Buildings 4 & 8, fixtures are installed in both buildings, receptacles and can lights are going in today in both buildings, and crews are hooking up the condenser units for Buildings 4 and 8,

 

12.16.21 - Flooring continues,

11.05.21 - Waiting on one piece of glass to be installed above the door on Building 8. Plumbers are ready for fixtures as soon as the floors are installed. Electrial work continues for both buildings. 

 

 

 

10.29.21 - The OH door installation continues for Building 8. Plumbers are also installing the water heater and pipe for Building 8. Electricians continue their work on Buildings 4 and 8,

10.22.21 - Crews cleaned and backfilled around the seven new concrete drainage flumes. Crews are installing lights and ceiling grid in Buildng 4. Waiitng on AC materials for buildings 4 and 8,

 

9.07.21 - Northwinds crewmen are working to back fill the south side of Bldg 8, next to the drainage ditch, and dress it up. M&M Erectors continue the wall panel installation on Bldg 4,

 

8.24.21 - Erectors are lifting Bldg #4's roof,

 

8.18.21 - Paving was poured for Bldg #8. Erectors are lifting Bldg #4,

 

7.24.21 - Foundation was poured this morning for Bldg #4,

7.02.21 - Crewmen continue to lay out the sub-sub grade in the paving areas around Bldg. 4 & 8, and are cutting to grade to prepare for select fill,

 

6.25.21 - We are resuming select fill in the paving areas around pad #8. Cutting the paving sub grade in the west end of pad #4 to be able to get a minimum of 8” of select fill and compacted. Plumbers are backfilling trenches.

 

6.12.21 - Windrowing the select fill on Pad 4 and on Pad 8 to help pull the moisture out. Regrading and compacting to get ready for their test on Monday morning. Working on the ditch on the north side of BLDG. 8. Shaping and grading to drain to the pond inlet.

 

6.11.21 - Site crewmen are laying down the select fill that was stock piled yesterday on Pad 4 and began laying down the select fill that was stock piled yesterday on Pad 4. Crews started the first lift on pad 8, compacting in lifts. The plumbers continue working on the 8” water tie in and continued digging their trench. 

 

6.10.21 - Site crewmen began the select fill in Pad 4 and are compacting in lifts.

6.09.21 - Crews are cutting bldg. pad 4 & 8 to sub grade (in preparation for select fill). Running the 324 over pad 8 to compact it. Back filling stabilized. Back filling stabilized sand over the 2 culverts. Began the layout and grading on the north side ditch,

 

6.08.21 - Cutting bldg. pad 4 to sub grade and starting on pad 8 to prepare for select fill. Running the Roller and 324 over pad 4 to compact it.

 

6.07.21 - Starting the 24” & 15” coverts - excavating to grade, building up hdpe bed with stabilized sand, laying the pipe and back fill to 6” from top of pipe for city inspections. Cutting bldg. pad #4 to sub grade to prepare for select fill. 

 

 

Magellan Midstream Partners | 9,500 SF Freestanding Office and Control Center | Houston, TX

12.29.20 - This project was completed on Dec 2nd, with the exception of a few small items that are being wrapped up,

 

9.15.20 - Painters started applying the first coat of paint, and Site crewmen are making the final grade,

 

 

8.24.20 - Northwinds crewmen are laying base for an asphalt parking lot. Over the next two weeks, they will final grade around the building and prepare for the landscaping installation. The interior buildout continues.

 

7.07.20 - Erectors continue to hang steel,

 

6.19.20 - The building was delivered.

 

6.17.20 - Crews are pouring the building pad,

6.10.20 - Site crewmen have completed the pad. Concrete crews began digging beams. Electricians are running service conduit,

 

12.27.19 - This project calls for a 9,500 SF Freestanding office and control center. The project is located in Midstream's existing terminal, on the East side of Houston. We are currently in the planning and permitting stage of this project.

Duncan Aviation SR-8 Build Out

8.21.20 - This project is near completion,

 

7.27.20 - Crewmen are painting the plywood walls in 115 & 119, installing hardware on doors and starting the ceiling tile installation. Flooring crews have completed the VCT and cove base throughout Duncan's office areas. Electrical is complete and ready for inspection. Once the canopy is trimmed out, the remaining lighting will be completed,

 

 

7.20.20 - Interior painting continues. Electricians continue above-ceiling rough in and wiring of the electrical panels.

 

7.02.20 - Crewmen continue to run the ceiling grid and duct work. Electrical rough in has begun.

 

6.30.20 - Crews are running wall angle and hanging ceiling wires. They started running the ceiling grid. Crewmen are adding fire-rated plywood at the TV locations. AC contractor continues running hangers and assembling the AC ducts.

6.28.20 - This project calls for a 4,231 SF interior build out of an existing shell building (SR-8), that we constructed in 2019. Metal stud framing is underway. The Fire subcontractor began bringing the pipe drops to 1'-0" above the ceiling height.

Wilson Air | 28,000 SF Additional Airplane Hangar and Office | Houston, TX

10.15.19 - This project is complete for now. The office area will later be completed per tenant's request,

 

9.05.19 - This project is near completion. Tilt installation is underway then punch-out items will be addressed,

 

9.03.19 - Crews are painting the breakroom, restrooms, and doors. Lights were installed in the restrooms. M&M Erectors separated hanger doors 3 & 4, then repaired the weatherstrip after the separation,

 

8.16.19 - Electricians are working on the rolling hangar doors to prep for power. Flooring contractors began work by demoing existing tile in the women's room and by installing wall tiles in the men's room,

 

6.03.19 - Electricians are running extra grounding and cad welding to the columns,

 

4.29.19 -  Electricians are installing exterior wall lights on the North side of the hangar. Crews continue to paint steel and conduit in the hangar areas. Crewmen are also breaking up the driveway, while A/C work continues in the offices, and blades are being installed on the big fan,

 

4.24.19 - The doors are complete. Electrical and interior painting continues. This project is near completion,

4.01.19 - Crewmen continue to trim and sheet the rolling doors, and line the interior hanger walls. Electrical continues as well as interior painting,

3.29.19 - Liner panels are being installed,

3.17.19 - Crewmen poured the door railings and continue to sheet the high roof with insulated roof sheeting. Crewmen are also installing the gutters and downspouts o the west side. Electricians continue hangers and conduit for the high bay lights as interior hangar walls are bing insulated and the gas line is being run in the hangar,

3.11.19 - Crewmen have progressed to sheeting the highest roof and installing the gutters and downspouts. Electrical work continues,

 

2.20.19 - Crewmen continue to sheet the lower roof. Electricians are roughing in the electrical and interior duct work is also underway,

 

1.21.19 - Crewmen are installing insulaton straps. Plumbers continue to relocate plumbing lines and the interior build out continues,
