The buildings are Office, Warehouse, Repair Bays, and a Wash Bay.

Total is about 6.5 acres with new grading, drainage, and paving plan. Lot will be fenced with automatic gates installed.

Detention pond had 858 cubic yards of dirt removed per the civil engineering plans for the offset of drained water. This portion of the project is complete.

This project includes two ground-up spec office/warehouses totaling 43,000 SF. Scope of project also includes extending the business park's private drive and utilities.

9.07.21 - Northwinds crewmen are working to back fill the south side of Bldg 8, next to the drainage ditch, and dress it up. M&M Erectors continue the wall panel installation on Bldg 4,

7.02.21 - Crewmen continue to lay out the sub-sub grade in the paving areas around Bldg. 4 & 8, and are cutting to grade to prepare for select fill,

 

6.25.21 - We are resuming select fill in the paving areas around pad #8. Cutting the paving sub grade in the west end of pad #4 to be able to get a minimum of 8” of select fill and compacted. Plumbers are backfilling trenches.

 

6.12.21 - Windrowing the select fill on Pad 4 and on Pad 8 to help pull the moisture out. Regrading and compacting to get ready for their test on Monday morning. Working on the ditch on the north side of BLDG. 8. Shaping and grading to drain to the pond inlet.

 

6.11.21 - Site crewmen are laying down the select fill that was stock piled yesterday on Pad 4 and began laying down the select fill that was stock piled yesterday on Pad 4. Crews started the first lift on pad 8, compacting in lifts. The plumbers continue working on the 8” water tie in and continued digging their trench.

5.20.21 - Painters are painting out the walls. Plumber added a check valve on the circulating line. Electricians installed wiremold and plates.

5.19.21 - Crews are setting all window blinds. Painters are painting out all walls.

5.17.21 - Restroom mirrors are installed. Bad gaskets have been relaced on exterior windows. Glass sidelites are set. Electricians are setting devices. Painters are applying final coat.

5.14.21 - Crews are installing lavatories in break room and the copy room. Plumbers are finishing their fixture installations. Electricians are setting two fixtures in the restrooms,

 

5.04.21 - Electricians are tying in the lights. Sprinkler heads are being installed. Tile installation is underway in the restrooms and front store wall. Carpet is being installed on the West side.

 

5.03.21 - HVAC removed the existing rooftop units (RTUs) and set new RTUs. They also ran condensate lines, insulated vav's and copper linesets. Electricials set light fixtures and dropped whips into fixtures, and set pub panels in the electrical room. Fire sprinklers are being installed on grid, and the ceramic tile is being installed in the restrooms, and west office areas. The roofers started cricket on the North side, and are repairing the roof areas in the NE corner,

 

4.28.21 - Plumbing and Electrical rough-in are complete. Walls are taped and floated. Drywall crew are installing the ceiling grid. IT contractor is running data cabling,

 

3.16.21 - Crewmen began hanging duct work, and are saw cutting areas of slab to be removed for plumbing and electrical,

 

3.11.21 - This project includes remodeling 9,188 SF of office, 273 SF of lab space, and 679 SF of warehouse.

4.20.21 - The rock and concrete work are completed. Fence installation and clean up remain.

4.05.21 - Crewmen continue cutting grade,

3.26.21 -  Site crew began scraping for a new rock yard at 4121 Katy Hockley Rd. This is part of the new tenant’s improvemnets,

12.29.20 - This project was completed on Dec 2nd, with the exception of a few small items that are being wrapped up,

8.24.20 - Northwinds crewmen are laying base for an asphalt parking lot. Over the next two weeks, they will final grade around the building and prepare for the landscaping installation. The interior buildout continues.

Duncan Aviation SR-8 Build Out

8.21.20 - This project is near completion,

 

7.27.20 - Crewmen are painting the plywood walls in 115 & 119, installing hardware on doors and starting the ceiling tile installation. Flooring crews have completed the VCT and cove base throughout Duncan's office areas. Electrical is complete and ready for inspection. Once the canopy is trimmed out, the remaining lighting will be completed,

 

 

7.20.20 - Interior painting continues. Electricians continue above-ceiling rough in and wiring of the electrical panels.

 

7.02.20 - Crewmen continue to run the ceiling grid and duct work. Electrical rough in has begun.

 

6.30.20 - Crews are running wall angle and hanging ceiling wires. They started running the ceiling grid. Crewmen are adding fire-rated plywood at the TV locations. AC contractor continues running hangers and assembling the AC ducts.

6.28.20 - This project calls for a 4,231 SF interior build out of an existing shell building (SR-8), that we constructed in 2019. Metal stud framing is underway. The Fire subcontractor began bringing the pipe drops to 1'-0" above the ceiling height.

Grizzly | 35,000 SF Office/Warehouse | Waller, TX

8.14.20 - This project is complete,

6.12.20 - Irrigation installation is underway. The crane installation is complete. Once this project has final power, crews will complete the AC, flooring, MEP trim out, and interior office painting,

7.06.20 - We submitted the As-built certificates and are waiting for the final inspection. Centerpoint was onsite last week to set markers for the electrical service poles, for the lift station.

 

6.17.20 - Engs As-built inspection took place today. Once we receive the Engs As-built certificate, we can submit to Harris Co flood control and request final inspections for power release,

 

5.28.20 - Crewmen are pumping water to finish the storm water lift station.

5.11.20 - Rock yard is complete. Retention ponds are dry and final graded. Installing the last of the storm pipe lift station.

4.15.20 - Laying flex base for rock yard. Completing final dress up of retention ponds.

3.09.20 - Crewmen are cutting grades on the detention pond and storm swale,

4.09.19 - Crewmen are laying the storm on the North end. The building pad is 90% to start of fill elevation. The fire line and fire hydrant are set and approved by the fire marshall, and the domestic water tap and meter are set,

3.25.19 - Crews have completed the Stom on the South end, with the exception of tying into the downspout drains. Crews have hauled in  26 loads to tighten the SE corner of the building pad. The Storm on the East and NE side of the building is complete,

 

3.22.19 - Crews continue the mass grading and have laid approximately half of the strom drainage pipe,

3.11.19 - Storm on the south end is complete. Bringing in select fill for pad,

2.27.19 - The brush grinding is complete. The storm on the south end is tied into the street inlet. South storm is 75% complete. Crewmen dug ditches around the building pad area to help release trapped water, and to more quickly dry the areas of saturated soils,

2.16.19 - Crews are installing the storm sewer and dewatering the site,
